Welcome

Welcome to The Philadelphian. Here you will find neighbors diverse in interests, backgrounds, and age. You will enjoy gorgeous views, a prime location, and the city’s best condo value.

From our front door, turn to the right for a stroll or a bike ride along the Schuylkill River. Cross the street to the Philadelphia Museum of Art, or walk to your left for more cultural attractions. For a 15-minute ride to Center City, take The Philadelphian’s free shuttle bus.

At home, you can enjoy some of the most spacious rooms for the dollar our city has to offer. In most units, a wide balcony even gives you a great outdoor space. Take a look!
Fast Facts
The basics. The Philadelphian has 753 residential units, some two dozen commercial and professional tenants, and a full-time staff of 60.

Favorite amenities. In a recent survey, residents identified the free shuttle bus to Center City as their favorite amenity. Building maintenance and the availability of on-site commercial services ranked next highest.

Market strengths. An independent research firm found that our building has “some of the largest condominium units in the Philadelphia market.” The study further found that we offer the most amenities among the 11 condo buildings reviewed.

Good citizens. The Philadelphian comprises its own voting division, and residents have the luxury of voting in the building.  We have one of the highest rates of voting in the city.

Active volunteers. Residents of The Philadelphian get around! One woman completed Peace Corps service in the Republic of Georgia after she retired; another started a school in Ghana. A group of residents tutor in the local elementary school.

Green Living

Every day is Earth Day at The Philadelphian, as we strive to reduce our environmental footprint. Recent efforts include energy-saving lights and windows, more efficient building equipment, and increasingly aggressive attention to recycling.

Certified green! In 2017, The Philadelphian became one of only three multi-family buildings in Pennsylvania to receive EPA Energy Star certification for superior energy efficiency. We have continued to receive this certification in every succeeding year.

A green committee. The Philadelphian Green Task Force, made up of resident volunteers, works with Board and staff to reduce energy use and waste, educates residents on how they can help, and constantly highlights green practices.

Green roof.  On part of our building's second floor, a green roof decreases storm water runoff, improves insulation, and enhances the view for residents on higher floors.

Recycling. The Philadelphian takes a backseat to no one when it comes to recycling. Our building staff collects recyclables on every floor every day and works to keep improper materials out of the recycling stream to get us better rates from our trash hauler.
What Residents Say
"With a new baby and two jobs, Joe and I feel very fortunate to live in a building with so many conveniences. We can hop on the bus right in our own portico, and we make the quick trip to the building's grocery store constantly."

Project Manager

"As a retired police captain, I care a lot about the safety of the place I live. I have been very comfortable at The Philadelphian.  While still in the city, the neighborhood is relatively safe, and 24-hour staffing at the front door contributes to our security."
Bill F.
Retired Philadelphia Police Captain

"My husband and I sold our house in Chadds Ford a few years ago and moved into the city as renters until we could decide where we wanted to live. We chose The Philadelphian because of its location, the size of the units and the amazing views. I also like the fact that The Philadelphian provides me easy access to Fairmount Park and the Schuylkill River Trail. See you on the trail!"

"It was hard for me to give up my garden, but now I thoroughly enjoy the art of balcony gardening.  In the evening, I sit among my flowers and enjoy the view from the 20th floor.  Sometimes hummingbirds visit me!"
